Quick answers

How do I convert carpet area from square metres to square feet?

Multiply by 10.7639. For example, 55.7 m² is about 600 sq ft.

What is loading in real estate?

The extra area a seller adds to the carpet area when quoting built-up or super built-up area: walls, balconies and a share of lobbies, stairs and lifts. Loading is the quoted area divided by the carpet area, minus one.

How do I work out carpet area from super built-up area?

You can’t reliably, because loadings differ. Ask the seller for the RERA carpet area, or read it on the project’s MahaRERA page, then compare.

Does carpet area include the balcony?

No. Under the RERA Act, section 2(k), carpet area leaves out balconies and open terraces for your use alone; they are listed separately.
