These terms apply when you use thecatch.in or buy a Catch Report. The Catch is a sole proprietorship; “we” and “us” mean The Catch.

1. What we provide
A Catch Report is research on one residential property in Mumbai, drawn from public records and open data: the land, its surroundings, MahaRERA filings, the builder’s record, registered prices, air quality, travel and flooding. Each line cites its source. The free preview on the site shows what a report covers for a project; the report itself is sold per property.
2. What a report is not
- It is not legal advice, a title search or a valuation, and not a recommendation to buy or not buy.
- Public records can be incomplete, out of date or wrong, and they change. We report what they said when we checked, with the date, and name what we couldn’t verify. Check anything important again before you sign or pay.
- For title and encumbrances, use a qualified property lawyer.
3. Orders and payment
- Prices are shown on the site in Indian rupees and are payable in full when you order.
- Payments are handled by our payment provider, Razorpay. We don’t see or store your card or bank details.
- Delivery is covered by our delivery policy, and cancellations and refunds by our refund policy. Both form part of these terms.
4. Using the report
The report is for you and the people advising you on the purchase, such as your family, lawyer or lender. Please don’t publish it, resell it or share the private link publicly. The research, writing and presentation are ours; the underlying public records remain their publishers’.
5. Liability
We research carefully and correct errors we’re told about. Because a report describes third-party public records and doesn’t advise on a purchase, our total liability for any report is limited to the amount you paid for it. Nothing in these terms limits a liability that can’t be limited under Indian law.
6. The website
The free previews, area pages and guides are general information, updated from time to time, and may not reflect the latest records. Maps include data © OpenStreetMap contributors (ODbL).
7. Law and disputes
These terms are governed by the laws of India. The courts at Mumbai, Maharashtra have exclusive jurisdiction over any dispute. Please write to us first; most problems are quicker to fix by email.
