MahaRERA project search: how to look up a Mumbai project (no login)
Search any project on MahaRERA without logging in, read the results card, then check six things on its page: status, completion dates, flats unsold, permits, complaints and documents.

1Search for the project
A project selling flats in Maharashtra must register with MahaRERA, unless it is small: 500 sq m of land or less, or 8 flats or fewer (RERA Act, section 3). If you can’t find it, ask the builder for the registration number before you go further.

How to check
- Open maharera.maharashtra.gov.in. The box Search for MahaRERA Information is on the home page.
- Keep the Projects tab and Registered Projects selected.
- Type the project’s name or its registration number, such as P51800033514. You can also search by pincode to see every project in an area.
- Press Search. To start again, use Reset on the results page.
Watch out for
- Names are written as the builder filed them, such as “Runwal Bliss Wing - A”. Search a short part of the name if nothing comes up.
- To check a registration hasn’t been cancelled, select Revoked Projects and search again.
2Read the results list
One project often has several registrations, one per wing or phase, each with its own dates. Find the one for the flat you’re offered.

What each card shows
- The registration number and the name of the wing or phase.
- The promoter: the company that registered the project.
- The district, pincode and a “Last Modified” date.
- The registration Certificate, an Extension Certificate if there is one, and View Details for the full page.
Watch out for
- The promoter’s name is the one to check in court records and complaints, not the brand on the hoarding.
- The Extension Certificate box doesn’t tell you, either way, whether completion has moved. Read the two dates on the project page.
- “Last Modified” can show the registration date even when newer documents have been filed.
3Open the project page
The full page is where MahaRERA shows what the builder has declared and filed for this registration.

How to check
- On the card, click View Details. The page opens on MahaRERA’s project site.
- Type the CAPTCHA and press Submit. Each project page asks for its own.
- Check that the registration number and wing at the top match the flat you’re being offered.
4What to read on the page
Six parts of the page answer most of a buyer’s first questions. Each takes a minute.

Read these, top to bottom
- Project Status, top left: Active, Completed or Lapsed. A lapsed registration needs an explanation before you pay anything.
- Proposed Completion Date (Original) and (Revised). The gap is how far completion has moved (how to read the two dates).
- Summary of Apartments/Units: the Total row gives sold, unsold and booked flats. Runwal Avenue Wing M, on 8 Oct 2026: 331 flats, 204 sold, 115 unsold, 12 booked.
- On newer pages, the building table’s CC Issued up-to (No. of Floors): how many floors the building permit (commencement certificate) covers so far, against the sanctioned floors.
- Litigation: whether the builder declares a case against the project. Then Complaint Details: complaints filed with MahaRERA against it, each with its status.
- Document Library: the legal title report and the builder’s declaration. Technical documents hold filings such as Form 2A.
Watch out for
- A revised completion date years after the original.
- A permit that doesn’t yet reach your flat’s floor. Ask when the rest is due.
- Complaints with orders against the promoter. Read the order, not just the count.
- A sales-office possession date earlier than MahaRERA’s revised date.
Complaint lists show buyers’ names. When you discuss a case, refer to it by its complaint number.
What we found in Kanjurmarg and Bhandup
