How to check if a MahaRERA project’s completion date has moved
Find a Mumbai project’s original and revised completion dates on MahaRERA in five minutes, what to ask if it moved, and what we found across Kanjurmarg and Bhandup.

1Find the project’s MahaRERA page
Each phase or wing of a project has its own registration and its own dates, so start from the right number.

How to check
- Get the registration number from the builder or any advertisement. Mumbai numbers look like P51800012345 or PR1180002400022.
- On MahaRERA, open the search for registered projects and enter the number (or the project’s name).
- Type the CAPTCHA and open the project.
- Check the project name and wing match the flat you’re being offered.
2Read the two dates
The original date is what the builder declared when the project registered. The revised date is where it stands now.

How to check
- Near the top of the page, find Proposed Completion Date (Original).
- Just below, find Proposed Completion Date (Revised).
- Count the months between them. That is how far completion has moved.
- For a project with several wings, repeat for each registration: they often move by different amounts.
Example from our records: Wing M of Runwal Avenue, Kanjurmarg East, went from Apr 2026 (original) to Feb 2029 (revised), a move of 34 months. Its other wings moved 4 to 16 months.
3If the date has moved, ask why
The Act lets MahaRERA extend a project’s registration (section 6). Short moves are common, and some come from extensions granted to projects generally during COVID-19. Long ones need an explanation.
Questions for the builder
- Why did the completion date move, and is there an extension order? Ask to see it.
- Which date will be in my agreement for sale: the original or the revised one?
- What does the latest architect’s progress certificate (Form 1) say is complete?
Watch out for
- A sales-office possession date earlier than MahaRERA’s revised date.
- A date that has moved more than once, or by years rather than months.
- Progress certificates that barely change between filings.
4If possession is late
Section 18 of the Act gives buyers remedies when a builder fails to hand over possession by the date in the agreement for sale.
- Withdraw: get your money back with interest.
- Stay: get interest for every month of delay until possession.
