MahaRERA’s 4-month extension (Order 66/2026): is your project covered?

What MahaRERA’s August 2026 order changed, how to tell if your project got the 4 months, how much of a delay it explains, and every Kanjurmarg and Bhandup project checked.

How to check

  1. Open your wing’s registration on MahaRERA (each wing or phase has its own number).
  2. Check the Proposed Completion Date (Revised). If it is on or after 28 February 2026, and the project was registered before 1 August 2026, the order applies.
  3. If nothing else changed, the revised date is the original plus 4 months: 31 July 2033 becomes 30 November 2033.

Example: Runwal Meadows, registered in March 2026 for 31 July 2033, now shows 30 November 2033 on both its registrations. That is the order and nothing else.

2How much of the delay is the order

Every covered project got the same 4 months, so they say nothing about your builder. The months beyond them do.

How to check

  1. Count the months from the original to the revised completion date.
  2. Take off 4. What remains came from other extensions or changes, which the builder should be able to explain.

Example: Wing M of Runwal Avenue went from April 2026 to February 2029, 34 months. About 4 of those are the order; the other 30 are not.

Watch out for

  • A sales office blaming the whole delay on “the war extension”, when the date moved by more than 4 months.
  • A revised date more than 4 months after the original with no extension order the builder can show you.

3Your agreement and delay interest

Under section 18 of the RERA Act, a buyer’s remedies for late possession run from the date in the agreement for sale. The order doesn’t mention agreements.

  • The order changes MahaRERA’s record. Whether it also moves the possession date in your agreement, and so reduces the interest owed for delay, is not settled; lawyers are divided.
  • Many Mumbai agreements already let the builder extend possession for war. The Runwal Meadows draft on MahaRERA, for example, lists “War, civil commotion or act of God”. Read that clause in yours.
